Wow!! yes working the system..My first bad tenant was a family member, ouch....didn't move until the sheriff was coming to sit out...knew the system,,,Bought sense is better than borrowed and I payed for 3 months with this, BUT...I no longer rent to family...dust yourself off and keep it moving..get a good attorney and if working garnish for $$$

@Russell Monson.. you are correct on the number..I spoke to another Banker who indicated 4 is the max...so, HomePath mortgage will not work for me..great for a newbie!!!

@Chuck Redman... Thanks! I will work with Wells Fargo, since I have a relationship with them. But best business practice is to keep options open.

Finally spoke to a banker(Wells Fargo) in my area doing HomePath mortgage....yes a real person

1. Only do HomePath mortgage...no renovation mortgage.

2. Require 10% down..

3. Other depending on property and such..no appraisal required

What's your experience with listing Lease Purchase/Owner Financing on MLS? I'm getting a lot of interest for my completed rehab, but mostly to Rent. How do I find that tenant buyer?
