@Andrew Johnson is right. I work for a bank and we are really cooling on investment property just like we have on hotels and multi family because of amounts on the books. Good banks don't over saturate in one area. Also me personally, if you did a web inquiry then responded to a personalized phone call with another email by searching a directory I'm thinking either something is fishy or you are shopping a ton of banks. Even still there is no "box" on commercial/investment lending so it can't be a generic canned response via email. If we did do REI right now, it would only be in the banks footprint and there are many other factors to consider. Too many to put in a boilerplate email for sure.

Another good one that ended up biting my buddy. We owned a duplex together and this applicant wanted one unit but just couldn't figure out how to get his credit report online but offered extra money to waive it. I let them get it on annualcreditreport.com. Told him no and rented to someone else. He got mad I didn't let him know I rented to sometime else. Well same buddy owned another duplex in same neighborhood and guy applied for his and gave the credit report finally. Pages 1,2,3,29,30..... all others mysteriously missing. He asked what I thought and I told him HECK NO! Well he got anxious and went ahead and rented to him. Guess who was evicted after 3 months? My buddy no longer does rental by the way. I bought him out of ours and he sold the other.
Got a few but two of my favorites. First guy worked for army corps of engineers, mid 50s. First weekend said batteries were dead in thermostat and he wasn't "comfortable" changing himself. Went there and 30 seconds later done. He had been there 3 days but there were literally 25-30 4 loko cans laying around! He layer said the windows were all put in incorrectly and needed to be redone because letting in air. I lived there myself before so I knew it wasn't true but was curious. Windows open from top and bottom.....popped into place and boom, 30 seconds later done. He would email me these huge rambling messages at 3am (4 Loki fueled I'm sure) about how I deceived him about no previous pets in the unit because he could smell the urine. This was in Augusta GA and there is a paper mill close. He refused to believe me and asked to change his 2 year lease to 1 year. I met him the very next day! Second worked for VA and lost her keys twice within first month. Told her to get duplicate or charge next time (lost again 6 months later, no spare). She dumped spaghetti noodles down drain and LUCKILY I was there fixing something the same day and saw the noodles because when plumber told me the reason for the clog she denied it until I told her I saw them myself. She left the house with fleas, swore dog was on treatment (any pest guy will tell you the best flea medicine is a treated dog), and said damaged carpet was there when she got there even though it was brand new. She was one of my worst renters even though never late because she was a know it all and lied to make herself "right" about everything.
