@Justin Ellis I have heard that this works through the grapevine, but haven't seen it executed myself. This is specifically for Portland, OR because the city has a restriction on STR permits. When I dug into the actual forms, it looks like you would need to have your tenant fill out the application for the STR permit, but it makes it very clear that it doesn't have to be the owner of the property applying for the permit. As long as you have a long-term tenant in the studio (who rents 270 days out of the year), you should be able to rent out the rest of the house on AirBnb year-round.
