@Ethan Perry the kitchen looks great, nice job!

@Ben C.- Cliq cabinets come fully assembled. They have a range of price points: white and linen colored cabinets are the cheapest. Maple and Cherry are where they really soar above competitors. Their painted cabinets (other than white/linen) are very expensive. They do not do custom colors.

I have not yet ordered cabinets, as we are held up by our flooring guy who decided to go climb Denali... But, we are planning on ordering through Cliq: the Dayton line in Cherry Russet, which is one of their higher end lines. Even when combining with counters, the local stores could not come close to the price when matching apples to apples. And Cliq has no shipping (for orders over $2,500) and no sales tax. Being that we are in Pierce County in Washington State, that saves us 10.1%

I am also interested to see if the Link Light Rail extension will actually happen. Was this complex developed because it will be profitable despite whether or not the extension happens?

Hi all,

I'm curious to hear your thoughts on how the new $40 million dollar development in Hilltop (98405) will effect the neighborhood & price of real estate in the area. The development will be located on a currently vacant lot on S 11th, between MLK and S J, and will bring 247 market rate apartments to the area, as well as retail spaces.

There has been talk for years about the changing tide of the Hilltop area, but this development seems to be the first substantial private investment. As a resident, it is exciting to see a mixed use space come to fruition and I can certainly see that there is lots of potential. Though there are legitimate concerns that this complex will push gentrification, I think it will add to the vibrancy of the Hilltop neighborhood.

As a new investor, I'm not sure if the addition of this complex will push up rents in the area by increasing average rents and desirability, or depress them because it is adding a significant number of new units, thus decreasing the demand on other units.  

Am I wrong to think that this single complex can have a large impact on the vibrancy of the neighborhood, and thus change the profit margins for other investors in the neighborhood? How do you see it playing out?

It's a 4/2 on Hilltop, and we got the exact tenants we had in mind when rehabbing: young successful guys that aren't too worried about the crack being sold 1 street down because they won't be hanging out outside anyways. One of them is a nurse which is exactly what I was hoping would happen as there are a couple of hospitals nearby. 

 Hey Jan- just out of curiosity, how did you end up advertising this rental? Anything special? Or did you just let the photos & description target the audience for you?

Hey all,

Does anyone have experience using CliqStudios.com for cabinets? These are plywood cabinets made from wood grown in the US (depending on the wood type), fabricated in China, assembled in the US, and require a 5 week lead time. 

I am doing mid-high grade rehab on my primary residence and have the flexibility for the long lead time & consequences for delay if cabinets are damaged in shipping (requiring another 5 week lead time to replace). Cliq has been excellent in the design process, and the samples I ordered are high quality. Houzz has great reviews (maybe too great...), and all other internet reviews I've found talk poorly only about the shipping/replacement time. The price blows all quotes I have gotten locally out of the water, and they come in similarly to RTA cabinets.

Hi All,

I'm a new investor from Tacoma, Washington looking to invest in long term buy and hold properties. 

Currently, I am house hacking and rehabbing my primary residence, and have realized it is actually something I very much enjoy. A colleague awakened me to BP last month, and I've been perusing the forums, listening to the podcasts, and reading books, realizing this is a larger community than I had ever imagined. 

I am 6 months to a year out from aggressively searching for a portfolio property, as most of my off-work time is spent rehabbing my primary home, but I am actively searching for a team, particularly a GC, plumber, and a CPA with the mind of a teacher. I am still keeping eyes open for deals that pop up in the interim.

My partner and I have experience in managing commercial building projects, and we are interested in rehabbing a SFH for our first property- we have identified a few key streets in McKinley Hill, Lincoln, and Hilltop that we are interested in. After an initial SFH rehab and hold, we would like to capitalize on the economies of scale and invest in quads and tri plexes.

I would love to connect with any Tacoma or South Sound investors that could offer incite to our community, as well as anyone investor with words of wisdom and advice. Thanks, all.
