If you have a hard money loan and rehab funds included. What happens to un-used rehab funds?

I would imaging we’d have to pay back the entire loan that includes rehab funds. Is this money released to you once hard money loan is paid off? Or sooner?

@Tim Samples agreed. He wants borrower to pay origination fees up front after approval and prior to closing.

@Tim Samples the entity. Inner on google doesn’t match the entity number he referenced on an email to me yesterday.

He called and it seemed really fishy.

Can you recommend a lender you’ve worked with or trust for line of credits?

We have a business and are also willing to use personal credit for the LOC.
