@Ryan Pal  Here's an article that answers some of your questions and may provide you with a solution. It's written with Realtors in mind but the same tools can be used by anyone in realestate. The same site offers a Done For You Email Drip campaign product you may want to check out. It's the only place I know of that offers this and I've recommended it to others.  All the best to you.

@Allan Smith I've never heard of them. I use GetResponse for just about everything including autoresponder drip campaigns, marketing funnels, landing pages, newsletters, opt-in forms, surveys, etc.  Here's an article that digs deeper into it, "Realestate Agent Tools, Automation Boosts Sales".

@Don Cuffy  I've referred this to others. It's a great way to really get your email drip campaigns off the ground. Note that it's focused on building up a relationship between your buyers and seller leads by making you look knowledgeable about the market as a whole.  They are easy to use, just cut and paste into your drip system. There's also an article there on Effective Email Marketing Tips For Realestate Marketers you may be interested in. Hope you find some of this helpful.

Hi @ChristopherSalazar, I use GetResponse to run all my drip campaigns, ads, optin-forms, landing pages and sales funnels. It's an excellent program and I highly recommend it.  Here's a a site that offers Done For You Email Drip campaigns for your buyer and seller leads. It's the only site I've seen that offers this. This article "Online Marketing Automation" is written to  Realtors but you can definitely use the same tools to build your realestate business. Hope this helps!

I choose option #3. It's the best way to stretch the $100K value, build equity and income all at the same time.

Hi @Cynthia Ellis First, are you purchasing this as a primary residence? Is it a mult-family unit or a single family home? Since you've been occupying the property I would assume you're well aware of it's pros and cons and maintenance. 

As such, you probably don't need a Realtor, however, I would highly recommend you employ the services of a real estate attorney. These guys will make sure there are no hidden clauses that could haunt you down the road. 

If you think your credit will make it difficult to obtain a traditional mortgage, consider offering a land contract or a "subject to" contract to the seller.  Again, an attorney can help you right that up so it's fair to both parties.

@Ryan Carr  I would furnish just like you would an AirBnb property. You've got some of the basics but I would suggest the following:

- Internet & TV - Roku Smart TV, Sling TV and Netflix are some options you can explore.

- Basic pots & pans for cooking

- Coffee maker and filters

- Salt & Pepper

- Utensils, plates, bowls, cups and glasses, coffee mugs (pyrex is inexpensive and durable)

- Cooking utensils like large spoons, spatula and basic cooking knives.

- Paper products such as toilet paper, a bag of paper napkins, 1 paper towel roll to start them off. Depending on the length of their stay, they will buy more when needed.

- An extra blanket in the closet.

- Clean bath & hand towels and a bath rug in front of tub/shower.

- A hair dryer.

- Make sure you keep a broom in the closet for them along with some basic all surface cleaners. Don't forget to provide toilet bowl brush and plunger in each bathroom.

These are all expenses you can write-off come tax time. Providing these basics goes a long way when they give you a review and are more likely to rent from you again and recommend you to others.

Basically, look for properties that are within 20-mile radius of two or more of the following: 

  • good schools
  • nearby universities or state schools
  • hospitals
  • main transportation 
  • shopping

Hi @Kelly Bellini  No, you don't need to use a Realtor for this. However, I would hire the services of a good title company or realestate attorney. You could easily set up a straight sale or put together a land contract between you and your tenant buyers. Land contracts give you more since tenant buyer provides a downpayment of 10%-20% of purchase price and over time since you become the bank and can charge interest on the loan.
