In my own opinion, John D. Rockefeller said it best, "own nothing, control everything!" So long as you are able to pay off a debt and still make a profit, then it's worth the investment. This kind of debt dramatically increases your credit rating, boots your credit line and your income potential. Living completely debt free, will not do any of these things and can in fact, lower your credit worthiness.

I read Rich Dad, Poor Dad and tried to encourage my 21 year old to read it, but she has little interest. I think it should be added to highschool reading list as it contains valuable information graduates are sorely missing today.

I switched from a traditional IRA to a ROTH IRA where I have enjoyed 10-12% interest for the last three years investing mainly in Trust Deeds through my financial advisor. I am now using a portion of those monies to purchase an investment property out of state which yields 20% net income yearly. There are strict rules to doing this such as you cannot "co-mingle" funds, must be kept 100% in IRA account.

Yes, I do! After a year of trying to get a straight answer from our old property management company we gave up. Having learned a few hard lessons we found a very good and reputable company in Detroit. It came highly recommended to us from another property management company who manages our investments in Mississippi. Her name is Alicia Spencer and the company name is Executive Property & Services. Consider carefully filing as an S-Corp. Unless you're collecting rental income and steady income, it's best not to file as an S-Corp. Here on the east coast, there are major State fees associated with registering and renewing your status yearly (approx $600) in addition to any Federal fees. If you're just starting out, I would suggest filing as a simple LLC. Keep all your business related income, assets & expenses coming in and out of your LLC. Do not co-mingle with your personal monies. We have more than one LLC and generally limit assets to $250K per LLC. That represents our risk limits.
