Hi everyone,
I'm a landlord/investor on the side and have been participating on BP for about a year. In my professional life, I am a recruiter.
I have a client that has asked me to help them find a licensed Real Estate BROKER to add to their team. They are an internet startup, very well-funded and have developed a consumer website that will provide an alternative avenue for real estate sales transactions.
They are looking for a Head of Real Estate Services to join their team. This person will have an active California Broker license, 3-8 years of experience in residential real estate sales, an entrepreneurial spirit and business acumen.
The role they will play in the company is to basically be the resident expert on residential real estate sales transactions including the overall process, documentation, disclosures etc. They will also lend their expertise and knowledge to the company's overall vision, be responsible for client satisfaction and work hand in hand with the team as their product develops and grows.
This is a salaried position ($90k - $110k, depending on experience) with benefits and is based in the Calabasas area of LA/Ventura County.

Post: Selling my family home - bittersweet

This post is probably a little too sentimental for some of you here, but here goes...
A few years ago, my brother and I inherited the house we grew up in. We've been renting it out and playing landlord for about 4 years and have finally decided to sell it. Long story, but it just wasn't affordable for us to hold onto it any more (and after going through an eviction of our most recent tenants, I'm ready for a break from landlording!)
So, as hard as it is for me to say goodbye to the home that's been in my family for over 50 years, I guess it's time.

It's a great home and even though part of me doesn't want to sell it, another part of me hopes it gets snatched up right away!
Post: Hardwood Floor issues - Need Los Angeles Contractor suggestions

We're fixing up our rental property in Woodland Hills for sale and recently had the hardwood floors (about 500 sq ft) in the entry and kitchen refinished. When the contractor moved the refrigerator, he disconnected the water line for the icemaker. He said it looked like it was leaking a little so he "capped" it with electrical tape.
We then hired painters to come in and they covered the floor with heavy paper and proceeded to work on painting for 5 days. During this time, I did have a plumber come out to cap the line properly, but apparently the water leaked at some point and because the floors were covered, we didn't see it. When they took the paper off yesterday, this is what the floors looked like:
Also, in addition to the water leak, there is a large dent/gouge that appears to have happened when they were refinishing the floors. (It looks to me like someone dropped a heavy object and then decided to just keep on refinishing not say anything to us.) They just continued to refinish the floors and this is what I saw after they'd finished:
Of course when I brought it up, the contractor said it had to have been there before or they would have noticed it. Anyway, he tried to fix it by putting some kind of glue/saw dust mixture in there and now it looks absolutely horrible.
SO.....the point of all this is, does anyone have a really good hardwood flooring contractor in the LA/San Fernando Valley area they can recommend? I'd like to find someone who can give us the correct advice on fixing both of these issues.

I used to have a small transcription company and got paid regularly through Chase QuickPay. I would just "accept" the payment and it would go right into my account (I think it took maybe a day to transfer).

Hi @Grace T. - I live in the SFV, too and am currently a landlord of one property in Woodland Hills which I'm getting ready to sell in the next couple of weeks. I'm planning on reinvesting the money in out of state rental properties and have found SO much information and guidance here on BP. It's a wonderful resource with lots of helpful people.

I think most people only use a land lines anymore for a fax machine (like I do). I agree with @Carl Gipson - put one in the office or kitchen area but not throughout the house.

In California, you have to disclose if someone died on the property within the past 3 years.
My father died at his home (natural causes) and when we were renting the house out a few months later, we had to disclose that fact to prospective tenants. It was a little uncomfortable, and some people actually decided not to pursue the rental because of it!
Luckily, we're now past the 3 year mark and, as we're getting the house ready to sell, we won't have to disclose that information.
I'm sure that will help the marketability somewhat.

As of yesterday, July 21st at 5pm our tenants have moved out. Now I have to start the task of getting the house ready for sale.
