I live in Wichita. The rental market is still doing well. The houses are still reasonably priced. Houses spiked initially in appreciation and then dropped a little. I think they have leveled out. There are several good deals here.

I’m also in property management on the apartment side- we have found most judges have turned to being very tenant friendly. We have lost about 1/2 of our court evictions that should have been slam dunks. One involved drugs/criminal activity and our lease clearly states that is a lease violation. We lost the eviction. Gov. Kelly has put extra protections in place over any federal guidelines.

Of course an individual owner has different requirements than an apartment complex- and I don’t know if the outcomes would be different in our court system.

@Tom Vanderlinden. I have made offers and none of them have been accepted yet. I just keep looking and analyzing and making offers. I’m a newbie and anxious to start investing, and it’s frustrating when you are ready to take the plunge! I’m confident the right deal will come along. If the numbers aren’t right, it’s ok to walk away. Meanwhile I keep saving more money and positioning myself to be ready when that “gem” comes along. Chin up, your deal will come along.

@Quiana Chandrasekar. I must be lucky. I’m looking at a property tomorrow and bringing a contractor. No charge.

I’m also in a unique situation as I have used this contractor with my W-2 job repeatedly. So we already have a great connection.

I have found a group of 4 triplexes that the seller wants to sell together. My daughter and her husband are interested in joining with me on this investment. Would it be better for us to form an LLC and buy them as a whole? Or each of us buy 2 of the units and present to the seller?

Tax benefits? Better mortgage rates?

At a glance the rents are in line with the 2% rule. Minimal rehab is needed. All long term tenants.
