Hi,

I am thinking about buying a house on a large lot and having either 2 small ADUs or 1 dulpex built in the backyard. I need a general contractor in Spokane, WA to look at the lot and tell me if it is buildable. Does anyone know a contractor with experience building ADUs/duplexes in Spokane, WA who you have used in the past or know for a fact that they do good work? Who does land assessments to determine if there would be problems building on a parcel of land? I need someone to look at a lot. Please email me if you're in Spokane and can look at this lot for me/know someone who can and tell me what can be built on it.

Hi Saumitra,

Is there any risk that your Kona condo may lose it's ability to be rented out as a STR? The sale price of these condos is based on their ability to be used as a STR. Many of the other Hawaiian Islands are cracking down on STR (Maui). I am afraid to buy in Hawaii because these properties don't cash flow as LTR.

Hi,

I have a primary residence in a cold climate that I want to eventually turn into a rental property. Both the front doorstep and back porch are very slippery when ice forms. The front steps have no grip/texture and the gutters drip onto them and it becomes a sheet of ice.  The back porch is a trex deck/stairs with the same problem. Salt doesn’t prevent the problem. 

How can I add a grip surface to pavement and Trex deck?

I don’t think I can prevent the gutters from dripping onto the front porch steps. The temperature in Eastern WA is constantly going above and below freezing and ice is just a fact of life in the winter here. There is freeze/thaw all winter. 

I have a personal umbrella policy but not a business umbrella. I think skip/fall is a big risk with this property and I should not rent it out without fixing this problem

Hi,
I want to buy a small condo in Kona as an investment and possibly be able to use myself in 7 years. I used to own a house in Kihei Maui but moved back to the mainland. I can't afford Maui anymore. I'm looking for a 2 BR, 1-2 bath condo that I could buy for cash and rent out as either a STR or LTR. I'm looking for an investor friendly real estate agent who knows the good buildings and property managers. I will need a property manager to fully manage it. I don't want a leasehold. I'm planning to buy the condo and hold it long term and possibly live in it part-time in 7 years. I plan to give it to my kids when I die. I need a good property manager to manage it. I plan to take money out of my retirement and buy the condo for cash. I'm looking for long term wealth building with the possibility of using it myself in 7 years. I just want to get into the Hawaii market again and can no longer afford Maui.

I am living in a primary residence house right now with a decent kitchen with all white appliances. I plan to turn this into a LTR in the next 1 year. The oven needs to be replaced now because it doesn’t work well but the fridge, dishwasher and microwave all work fine. Sink is white. I need to replace the stove now. Will it look weird if I have a stainless stove and the other appliances are white? House is in B class neighborhood. 4 BR, 2 BA, decent school district.  Will probably rent for $2500/month. Will it be a problem to have mixed ( white and stainless) appliances? Should I replace them all now in stainless? I plan to hold this house long term as a LT rental. Kitchen cabinets/floors are fine.

Hi Simon,

can you please briefly explain who I would break even only on cost segstudy?

house SFH, built 2021, purchase price 380 k, no improvements needed

Rents for 2 k/month, 6 k in HOA fees, 100 k mortgage on house

How can I pay less taxes on rents collected???? I plan to buy and hold.

Hi, I want to do an algorithm based cost segregation study on a SFH in Dover, ID that is a LTR. Do I need to find a local company to do it or can you recommend a national company to do a simple, cheap cost seg study for me?

Post: Limited depreciation study

Hi,
I have a SFH LTR in Dover, ID and asked my accountant about ways to save more on taxes. He said I could get a mini depreciation study where I could get all the depreciation deductions in the first 5 years instead of depreciating it over 27.5 years. does anyone know about this? Can I order it myself? From whom? I'm in Sandpoint, ID.

Hi Phil, 

What's your hunch on how CDA and surrounding areas will handle STR's in the LONG TERM??

What’s the general sentiment there?

I want to buy a SFH in CDA but it's way too expensive unless there is a guarantee that you can STR the property.

I also know nothing about being a property manager and don’t want to learn things the hard way (the way that costs me money).
