Thanks Aaron Desimone . This was a very encouraging post. I am in the process of tweaking my website before my big launch date. The process seems daunting but the future is promising. That's is why I push through the obstacles.

Sean Cole Thanks for your feedback. I am actually communicating with a HML who is offering up to 90% of PP and 100% of rehab costs, here in Texas. I calculated the max 15% rate because I've only had 3 personal residential purchases over the last 20 years but no REI experience. Btw, do I contact the trustee for the reserve amount? What happens if the reserve isn't met? Idk, seems like too many unknowns.

Scott Schultz yes, this deal is on auction.com; Thanks for those numbers. Seems like even with the best Due Diligence, I would have been going in blind. Btw, would the $1500 purchase closing cost you mentioned be over and above OR instead of what I outlined above?
