Looking for advice on how to go about wall mirror and the door next to it. Normally, I would have removed mirror wall (I personally think that they are outdated), but I am trying find creative ways to work around it and not spend too much if not needed. Mirrors are good quality, so I can only think about white wooden frame around mirrors and white barn door (there is an office behind the door). Any other ideas? I am trying to have a higher end flip, but not luxury.

Hi, our flip project has an old pool and it's located in Wyncote, PA (near Philly). Our ARV price range is $350K-$365K. Those, who dealt with pools before what was best return on investment - restore the pool (higher ARV assumption) or close it (cover with dirt)?

Are you saying HM charges 30% for a 3 month loan? Then run! I'd say an average is 3%-5% points upfront plus 8%-14% annual without prepayment penalties and between 6-18 months term.

@Robert Novotny, we're flipping and holding from Switzerland currently. It has some limitations, but sets you up for better process automation from the get go. That way, you remove the need of you being in US. I also agree what Travis said, you must have to have a reliable partner or team.

Curious to hear an update from those, who picked either company. Mainly, which plan works best for you, how much time you're spending, what is your average ad budget, how many leads per month convert into actual deals? I know it's market specific, but those data points would be helpful to start.
