@Fareed R. For this property I think people were most unhappy with the size and it being a 1/1 (although that was stated in the listing ad). In our area it seems 2 bedrooms may be more popular. We received multiple applications for the 2 bedroom the day it was listed. This one just took some patience!

@Ned J. I think that’s what we were missing. We were getting a lot of people who were not qualified so they would ask for an application and then disappear off the face of the earth! Yesterday we posted to Facebook marketplace but we were very clear from the get-go about what we are looking for in our tenants. As of tonight we have two really promising applicants who we all of our criteria. Now our issue is actually choosing the best of two great choices. When we started to panic a few days ago we almost accepted someone who had a number of red flags. So glad we didn’t! Really appreciate your advice here and above :)

@John Underwood thanks John! I think the open house route is a good one. We right now have been scheduling appointments and even when I confirm a few hours before we still have a lot of no-shows....
