@Keenan Fitzpatrick what I keep going back to in my searches is that there is no way around it, and the best way is to pick the properties up one at a time.. I was hoping to jump into a bigger deal to save some time (years..)

Thanks for your responses.. I'm not worried about financing, but rather am looking for the right markets to buy some larger properties that offer cashflow.. from what I see - its hard to find cashflow right now no matter where you look..

Hi all!

I have been fixing up and renting out (BRRR) small 1-4 units in the past few years, accumulating some capital, and gaining management experience, which I would like to use now to upscale my business to a larger commercial building. Looking at the posts here for the past few years and the current U-Haul reports, etc. I am looking to the strong states as far as growth, like TX (Fort Worth..?) and FL (Tamps/St.Pete..?) My question is - what kind of a deal would I be able to find as my first commercial building in a good school district (which attracts responsible paying, and staying tenants)? what would be the minimum required Down payment? what what should be my budget in these areas?

Any recommendation where to start would be appreciated!
