These sound like great options, though I have to say - I feel much more familiar and comfortable with larger multi families (rather than office space and such) starting in a new market..

If you have a specific example of a multi under a $1M at a B class neighborhood, I would love to see some numbers :)

I am interested to learn about a mentorship program like that actually, never considered such an option..

@Sam Bates That’s a very interesting and elaborate response - thanks! I am analyzing different markets/cities now and getting to the same conclusion in all of them, especially in the growing markets like Austin, Denver (for sure!), Tampa, etc.. cap rates are just too low, I’ll keep following the BP forums- learning so much..!

@Daniel Sager I agree, in my experience - there is a world of difference between traditional lenders and local credit unions, CUs are sooo much more flexible, everything is negotiable, good luck!
