Post: What happens if Filing for Non-Payment and Tenant Disappears

As of right now, the tenant hasn't pay the most recent month's rent.
Reading through past posts, there seems to be two ways to deal with tenants for non-payments.

Option 1) Serve N4 and then L1
Option 2) Fill for L9 to collect rent the tenant owes

My question is:

- What happens if I file for an L9 and then the tenant disappears? Will the Landlord and Tenant Board still give the ruling to collect the rent that is outstanding? Or is that outside the Tenant Board?

- If I do get the ruling to be able to collect outstanding rent and the tenant disappears, can I file with Small Claims Court without knowing where the tenant's new address? Or do I go to a collection agency to try to get the money back?

I tried to get a quote from Humberview previously and response time was slow...

I ended up finding another insurance company that also covers tenant vandalism.

I work with Alex Bell from Dalton Timmis Insurance (I am unable to post email/phone here).

I had previously used TDMM, cost slightly cheaper but they don't cover vandalism by tenants.

With the current housing market in GTA, the asking price means nothing.

I think you should first talk to a mortgage broker/bank and see if you qualify for mortgages as you mention you are students.  Unless you have other partners who will be bringing the cash.

The constant high fives and the jumping up and down and screaming wasn't for me.  I really liked the Pitbull's talk coming from nothing.

I was surprised that many people signed up for the various classes.  It feels like the expo is directed towards those who want to get rich fast.  Attend this 3 day class for only $99 and you will learn the secret to make money!

I went to the Investor Forum. 

There were different level of tickets and I only got the free pass.  Because it is free, some of the presentations were hosted by "gurus" who want to sell you something: "If you sign up for my special seminar today, you only have to pay a special price of $xxxx and I will teach you everything I know."

There are other presentations that you have to pay to attend that are suppose to not sell you anything.  But I have seem similar topics presented at local meetups before.

There were a few presentations that offer good information, so overall I wouldn't say it was a total waste of time.
