Hi all!

I am looking for an accountant familiar with the rules for Vermont taxation for my short term rental property. My personal accountant is not familiar with the ins and outs of this and I want to avoid over paying !

I live in NJ and work in NY however so k think things get a little muddy (?)

This is my first year and anticipate about 30k gross and 10-12k net income from the STR. Want to submit as many deductions as possible

Anyone an accountant and looking for a new client ??

So if taxed on the net then it’s only What I’m bringing home AFTER my mortgage and prop taxes, etc.

I'm looking for some help understanding how my income from a VT STR is going to be calculated. I'm anticipating a 30k gross and 10k net income after expenses. Does the gross or net income get taxed? Since I'm only MAKING the 10k after mortgage, property tax, etc I'd assume only the 12k would be taxed but I want to make sure. Anyone more familiar with how this works?

Hi all! What are the best fixer upper loans that include the hime loan and the renovation loan in one? I’ve done a bit of research but would like pro insight into the best of the best. I’m considering purchasing a home (300k) that needs about 60k of work (lipstick mostly but 1 wall removal). I’ve got a good credit score (north of 750) but need a loan with a low down payment. Thoughts?

Hi all

I'm curious if others have experienced this. I have gotten perhaps 20x more bookings for my STR through VRBO than through AirBnB. I would have expected the opposite through my personal experience as a traveler. Any ideas why this might be? Is Airbnb maybe hurrying me (I've already boosted my listing there by updating photos which is a great tip).

Do you guys list on any other sites? Where is your most successful listing posted?

Is anyone familiar with strategies to get your STR listing higher on posting sites? Mine is getting buried to page 2 or 3 and I'm not sure why. I've got great reviews, good pictures and a fully fledged description. Any input on how to boost the posting would be hugely appreciated!

Out of curiosity - what is the reason for "staying south of downtown Sevierville, west of Cobbly Nob and east of Wears Valley"?

Hi everyone!! I'm super interested in breaking into the STR market around the great smoky mountains in TN. Does anyone have some advise for where exactly to look? I'd love a fun cabin-like place but I see on the free market a lot of them are prohibitive of short rentals. I'm looking in Pigeon forge and also found some stuff outside knoxville and in pittman center. Thoughts?

Any wisdom you can share is greatly appreciated. I don't know the area and am just in the exploratory phase. I'm out of state (NJ) so everything would be remote.
