Trying to get a handle on the whole VT STR rental registry regulation that's sweeping the state. Found this awesome website that should help investors keep up to date with any developments. I'm in Ludlow, VT and found there's a zoom call tonight to go over a bunch of items, to include an update on the rental registry pending regulation. https://vtstra.org/regs My property has an accessory dwelling unit with an established long term tenant which looks like will keep me safe from future push on my STR. Vermont residents are hyper focused on the lack of affordable housing for their residents. Something to watch super closely guys.

Thank you @Dylan F. for asking this question. I'm buying my first STR right now, closing in mid-October and truly appreciate this post. Geico apparently covers STRs also. I'm comparing Proper, Geico, State Farm, and 1 local agency also. My home is 3,300 sq ft in Vermont so I'll follow up on this post for others.

I appreciate the tips, @Kyle Kershner. I'm glad to hear that you and others have a practice of leaving properties on the market for a least a few days. Seems like a win for both buyers and sellers. Hi Emily! Ludlow is a special place and those who know about it and can get their hands on a property to STR are very lucky. There's barely any inventory for a reason. I just recently found one and am currently under contract on a 3bd/2bth w/ an ADU....been looking and watching the market weekly, if not daily for 8 months. Hi Siobhan. I am currently under contract for my first STR in Ludlow VT, 2 minute drive to Okemo Resort. I've personally been going there for years and love the area for all seasons. I'd love to connect with you if you're interested.

 With the right software packages, a Schlage Encode lock, and a good cleaner/handyman, the remote managing process is simple... 


 Hi John. I'm exploring software and seems like Guesty will be the easiest most comprehensive tool for me. I also stumbled upon Turnify for the cleaning team management. Do you have any experience or thoughts on Guesty and/or know of turnify?

Thank you all for your feedback. Yes we definitely had a hard time with this one because the tenant we're dealing with wouldn't sign the agreement unless we gave them the cash up front. This person is probably the biggest POS we've ever came across in our lives so a very difficult person to deal with. There's no reasoning with him and to make it even worse he's uneducated and thinks he's right and everyone around him is scum, to include the girlfriend he beats. Just real trash of a person. Yes, we are learning a HUGE lesson when it comes to tenant screening and hopefully in the future we'll be able to sniff out POS type people better.
