@Daniel Erdman if you would like to message me about your criteria I can let you know my feedback and if there are properties that fit your needs.  There is opportunity, but it often goes fast when the numbers are good.  Let me know price range, return needed, etc.

Thank You @Jay Hinrichs I agree.  We changed the way we do loans and the requirements for getting the loans. We look at deals different and the borrower different.  That being said, what would you tell borrowers wanting to re-enter the market that are struggling?  I love sharing advice and experiences from others.

Good Morning,

I have brokered dozens of hard money loans over the last several years.  The last few years have changed significantly after the real estate bust in 2008.  I have clients asking all the time about how to make it back after losing everything or hitting rock bottom when the market changed.  I am interested in hearing about what other brokers/lenders have seen in the last few years.  What is the best advice you can give to people making their way back?  What have you seen that works and what should they avoid?  

I have always enjoyed mentoring clients and meeting investors/lenders throughout the country.  I am interested in hearing what others have seen that works for those fighting their way back.  I also am always interested in hearing what I may have missed or learning from other experiences.  

Also, for those of you that have fought your way back, please share your experiences. I think it is great to hear from you and pass on suggestions, hope and goals that have been achieved.

@Daniel Erdman Have you looked further north?  I am in Redding, California and prices are significantly less than the areas you are speaking of, but rents have increased over the last few years.  Not only have rents increased, but the renters have improved.  If you would like to know more about the market here please let me know. I could send you some numbers.  You definitely get more for your money.  

@Jason Hawk I'd like to hear more about the Midwest myself.  This year I'd like to learn about new markets for my clients and for myself. I like lending in other areas depending on licensing, but it's difficult unless you work with someone you can trust to give you information about the market, supply and demand, good areas and bad, etc.  Also, is there much a flip market there?  What do the numbers look like?  Would it be a good investment market for my flip clients that are willing to look throughout the nation?

@Jay Hinrichs one of my goals is to read more!  I am not much of a reader, I just don't make time for it and my mind is too busy to focus. I will put this one the top of my list. Thank You.

@Ryan Dossey Would you have one specific step you would tell someone to cut out or avoid to help expand their business?  

It is always interesting to see the excitement that comes with a new year. I would like to hear about the goals that others have for 2016.  How do you plan to reach your goals? What is your action plan?  What mistakes did you make last year or previous years that you won't repeat?  What successes did you have last year that you will use to grow this year?  I believe we can all learn so much from each other.  Even experienced investors or brokers are always interested in learning and growing.  As for Brokers, what marketing worked best for you last year and did you find was a complete fail!  Excited to hear responses from all over the world.

@Kathryn Williams I sent you a private message.  I am a Hard Money Broker / Real Estate Broker in Northern California.  I get excited about the opportunity to mentor someone new in the business that has goals and is determined to reach them. There are so many questions and things to watch for, I'd be happy to hear more about what you are looking to do.

@Rae Underwood another thought would be to find out if there are any meet ups in your area with experienced investors or agents/brokers?  Often times you can find someone to mentor you or someone that can answer specific questions for you.  You may be able to contact both a hard money lender and broker and ask them if they would like to host a meet up. They may be able to get other investors to attend and it benefits all parties involved.  This is excellent for networking and will give you an idea if what you are wanting to do is realistic or what steps need to be taken to reach your goals.
