Also I found out that if you put a property on it you can refinance it with conventional mortgage - the land with house- but you have to really make sure it appraises the way it needs to.

It sounds like a cool strategy but a little more advanced than I would start off with at this point

Has anyone here used the VA land loan as a tool for an investment property?

ie: buying the land with VA , building on it and refinance or rent or sell? Or buying land , placing mobile home and renting/selling?

It’s a low money down option which is great and I plan to talk to some home builders or mobile home manufacturers but wanted to see if anyone has used this strategy

Thanks for the input Justin, is there some RE meet ups you recommend? I went to one last month -had to pay for it- and was put off cause it was just some super long sales pitch.  I’m looking for real people to talk to on a personal level and build friendships. Not try to buy in to some get rich quick, buy this product from me stuff... 

I’ve been driving around neighborhoods since I drive for my job a lot, leaving notes on doors, writing letters to potential homeowners, listening to podcasts, webinars and reading... I just don’t want to get too stuck in research mode. My goal is to find my 1st investment this year

hey Erich, I’m in the same boat as you. Not much money but I’m determined to find my first property this year. Been driving around looking for distressed properties or properties that are going under tax sale and hopefully catch an owner to negotiate. So far no luck, been leaving bright yellow notes on the doors, lol. I say we keep on keeping on and don’t give up...

Ok I'm new so please excuse me....I'm soooo ready to get my first deal, but in a smart calculated way. I have NO money- except for some IRA, which I don't want to pull from....I've been looking at Auction.com just browsing and decided to look at a property that caught my eye and was right down the street from where I was.....it was a little beat up, but seems like it could have potential...

Has anyone bought from Auction.com  or auction in general?  I understand it's all due diligence from a distance and that kind of scares me..but even before I start running the numbers on this , what has your experience been with auctions?  

I looked up a site that shows upcoming tax sales and then went to county website and saw total tax amt due on property was $20k . at that point I started searching the property on google and saw posts for sale on Zillow and realtor.com but it was listed off market and I saw the date of post as nov 2018 

I don’t see how the owner could buy back the property after you bought at auction unless you didn’t pay the money by their deadline 

Working on getting my first deal, saw a house about to go up for auction due to tax delinquency. I saw it was on market just 2 months ago but is now off market, why is that? would this be a good sign for me? Of course I’m down with knocking on door and asking but wanted to get thoughts first. Records show about $ 20 grand owed in taxes but it’s on nice side of town and looks nice. Was on sale for over $200k .  Thanks!
