I had same issue.here is how it got fixed.

Go to your zillow rental location. You would see "posted" on zillow. Just clock on "posted" and it would show up "for rent" on zillow

I did not offer them house as I found some-one else with credit between 650-700 but no bankruptcy

I have a guy (with 4 yr son) whose background checks indicates 700+ credit score, stable federal job (3X salary vs rent) for last 8 years, good references from past 2 landlords BUT had chapter 7 bankruptcy that was discharged in 2013. 

He wants to rent with a lady (she has 15 yr daughter) with 700+ credit score, 2x salary vs rent job, BUT she has "judgement from court" for child support services ( She needs to pay  for child support). Don't know the amount yet. 

What are your thoughts renting SFR to them?

Raj, I advertised rental with security deposit of $2295. My state allows upto 2 months of rent. Advertised rent is $2095. How can I justify increase in security deposit to them ? (as I already advertised $2295)

my criteria is 3x household income, but as It is SFR, I am more concerned as it is not a single family and may be cause of instability as they are not in any relationship

Got more info from them. She has her own 15 yr daughter also who would also stay at property. Dad (has his own 4 ys son) and mom (has her own daughter) are just friends and not in any relation ships.

Guy has stable federal job 3X salary and lady has 2x salary only

What are your thoughts now about renting?

Guy came with his son and GF and filled-up rental application. Guys salary is 3X rental but GF is only 2x. Credit score for each is 600+. My fear is if they break-up then GF can't afford rent by herself.

What should I do?

I have a prospective renter who says has has owned houses in past 7 years.

So, he does not have a "landlord reference". How to deal with this situation because I can't check any landlord references!!

Sounds to me depreciation in my case does not help (as I can't use to to offset my W2 income) but it does not hurt either as when I sell because of what you said eariler

So, the depreciation reduces your basis, increasing your gain. But then you subtract your disallowed carry forward passive losses, reducing your gain.
