Hi John, 

I'm a realtor in the area and have couple rentals in the area. With buy and hold, you're looking at 2 different incomes - 1. the monthly income from the rent and 2. the appreciation. If you're looking at income stream, you would want some cheaper home in higher rent areas. If you're looking at appreciation, you would want your house in a good school district, closer to everything, with an up value trend. 

There are many posts on here that mentioned about how to go about it. But if you want to chat, you can also reach out to me. I am more than happy to give you some pointers as well.

@Tammy White I don't have much experience as veteran investor out there, but I would like to share you my approach. Before deciding on where to buy, I would go through all the options, and figure out which I am most comfortable doing - actively involve with fix & flip, hold and sale,... or trying to get passive income through rental properties. Once I have my strategy figured out, I would then create those spreadsheets to see what the bottom line is. I will need to factor in all the income and expenses including tax and see what I can put in my pocket at the end of the day and if I have the ability to do that. Once I have the spreadsheet set up, I will work with a realtor to set up my search criteria. Once things are in place, deciding where to buy is quite easy. It would be the place where I can maximize my bottom line. Hope this helps.
