@Dominic Franco Thank you so much for your response!! (And sorry for how long it took to read and respond on my end... I'm getting used to Bigger Pockets. :) This is great advice and very helpful. At this point I've analyzed a ton of deals in the area and put in a couple of offers, but no luck so far. There have been several times when I was ready to put in an offer only to find out the property had just gone under contract. So I'm starting to think the area may be a little too hot and competitive right now, especially for a long distance investor who doesn't have a strong local network to get it on on the deals early. I'm going to shift focus for a while to my hometown market here on the Eastern Shore of Maryland. The market isn't nearly as big, but I think there may be a few good deals out there.

Hi @Dawn Brenengen - Thanks! I looked at a lot of markets in the South that are more affordable than where I live. I like that Ft. Bragg will keep Fayetteville well-stocked with renters. Also, it's pretty convenient since it's right off of I-95. I visit friends in Savannah a couple times a year, so I'll at least be able to drive by the property on my way. As a newbie, that gives me a level of comfort even though that probably isn't strictly rational!

Hi Dom, I'm just getting started in investing too and am actually looking to buy in the Ft. Bragg area. If you have any quick tips on the area that you'd like to share, I'd love to hear them! I'm from Maryland, so I have a lot to learn.

Hi All! I'm a new investor pursuing my first deal in Fayetteville, NC. I'm from Maryland, and even though I live in one of the less expensive parts of the state, prices are still too high and the numbers aren't great for buy and hold rentals. So I'm hoping to find a good fit in Fayetteville. I'd love to connect with investors, contractors, property managers, etc. from that area. Also always looking to learn from others who have more experience than me - which is almost everyone at this point!

A little bit more about me... I'm self employed (marketing) and working toward FIRE. I have a rescue greyhound named Dobby. Hobbies include playing tennis, watching college football (Go Gators!), art/design, and personal finance podcasts & books. My goal with real estate investing isn't to build an empire or take over the world... I just want to live comfortably and have time to pursue new interests and passion projects. My ultimate goal is to own 10 - 20 units that produce an annual net income of $100,000.
