Does anyone know where I can find out about the new "Opportunity Zones?" I have a feeling a few of the surrounding East Texas towns qualify, and I'd like to take advantage! I'm in Tyler, TX

It is a SFR, once I properly ran the numbers the deal looks great!

@Dennis M. @Sam Shueh I just screwed up the numbers. When I ran them correctly, cash flow was $236, 9.36 cash on cash. Not the 10-12% i would like, but this area is appreciating...so we will probably make an offer.

I'm actually a little worried about the repair costs. This is an estate that has been vacant for quite a while. I have a friend that is an Inspector, he's going to go take a look for me @Robert Leonard

What is the best way you've found to estimate repair costs?

Thank you @Mike Bean, yes! I was trying to put actual numbers and not percentages! I'm re-running now...Will take you! 

@Sam Shueh, I double checked...yearly taxes show to be $2012, which would be $171...am I missing something else?

Ok, this is my first time to use this calculator for an actual property I am considering...I'm not sure if I've done it properly. I would've said yes before running the numbers...but the numbers are saying no. Have I done something wrong or is this just not a good property. 

This is in a low rent town, it's a 2/1...even if I turned it into a 3/2 I could get $900 max per month. Is the rental rate the real problem?

We are about to purchase our second buy and hold. The first one is occupied by my parents right now, and they pay no rent. They are elderly and will be there as long as they are able. In exchange, they help us out in our business and around the house. 

It's my understanding that the banks like to see that you have a lease in place for 2 years before they really trust that you know what you are doing. Should I have my parents sign a lease? Will that help and can I back-date the lease from when they took possession 4 years ago (is that even legal)?
