Hey, I would try an Investments focused Attorney like Harry Marsh Law. Ask the paralegal Amanda for help or an email to agent about legality of Sub To deals. 

Also tell the agent to take a look at 2A6-T - Loan Assumption Addendum.

Okay so you want to purchase more properties but don't want to tap into the equity in your properties. If you cash flow in your beach condo then instead of using all the cashflow from your other property to pay it off quickly. Use that same cash for the down-payment on another property. 

Have you look into Seller Financing deals? A lot of agents don't really know how to help you find them but it's possible. Seller financing usually starts at 10% down payment and the APR is negotiable.

Another option could be talking with a conventional lender about getting another primary loan with only 3-5% down. Your property is already paid off so it could generate enough money for it to make sense getting another house and primary loan.

Hi , I'm currently looking for a tenant in one of my units and I have a section 8 applicant. I'm a bit confused with how I would get paid? Is it a direct deposit from the Housing Authority? or is it a check in the mail? Thanks

Hey, wholesaling in Charlotte can be pretty competitive. If you are starting I would suggest a submarket nearby. I've seen people have more success when they start in a town with less competition. Maybe closer to triad.

Hi Mike! House hacking in Charlotte is very attainable! Options for Multi-family are limited. You might have more luck looking for an "in-law suite". Rent by the room is also very common! You can rent by the room long term, month to month (furnished finders or Facebook Marketplace), or daily (Airbnb).

Hey Pulkit. Rental demand it's strong in Charlotte and surrounding areas (Up to 45 minutes away). It all depends on what your priorities are? If you are looking for optimal cash flow then focus on the outskirts (Concord, Monroe, Gastonia). Their distance to Charlotte doesn't necessarily deters tenants. Those areas have a demand of their own. If your focus is a maintenance free property then maybe New Construction but majority of new construction properties don't Cash Flow. A few do and you have to know where to look.
