@Logan McKay Zylstra Thanks for sharing! In Texas TC do NOT have to have a license however most of the job searches I have done state "license preferred" so I am considering checking that box off this summer while I am out of school. 

@David Lambert I haven't even considered the morgage/loan industry. I just assumed most of those folks had accounting and financing degrees and that's not me. Thanks for your insight, I'll look into it. 

Current teacher looking to get into investing. I don't have the funds to quit my W2 YET, but I am looking for ways to earn extra $$ while learning about REI at the same time.

I have considered becoming an agent, but I have young kids and I don't think showing homes in the evening or on the weekends will work for me. Being a transaction coordinator has come up in my searches, and I want to get some real world insight and advice from the BP group.

1. Is this a legit way to earn money?

2. Could this work be done virtually?

3. Do agents, brokers and investment co really use and appreciate this service?

4. How does compensation work?

@Forrest Williams Thank you for the words of encouragement. I am really excited to get started. I do have a local Keller Williams Broker and your not the first to recommend Keller Williams. A lot of other folks have recommended Keller Williams because they provide a vast amount of resources and continued training for their newer agents. Thanks again.

@Dustin Erlewine Yes, this is something I have already thought of. Haters gonna hate. Thanks for the advice. 

I am a teacher in Texas, and I plan to get my Realtor's License this summer. My goal is to work part time as a realtor, 

1. to learn the biz

2. to build capital for future REI

3. eventual transition OUT of education into full time REI

My question is, how do I market myself and find a "home" a brokerage, that will take a part timer, and support my learning and growing?

@Jay Hinrichs thanks for the affirmation. I like your thoughts and suggestions. I have already made it my goal to get licensed this summer. so now I just need to consider which path I take, the agent path or the wholesaler path, however you sure do make the agent path sound very appealing. I am very appreciative of your kind words. If possible, I would love to connect and chat with an agent/teacher just to get some more insight on how they manage and balance the 2. thanks

@Ely Rojas your not alone. I am a teacher too in the houston area. I have the same goals. I plan to take the courses and get licensed this summer! I am super excited about this. My goal is to work as an agent part time during the summers (i know, i know a lot of people have already told me this is hard). I want to use this as an opportunity to:

1. make extra $$$$ to use towards my first property

2. learning experience 

My goal is to leave the education system in the next 3-4 years. Good Luck to you, and if you even wanna connect I'm happy to chat.

@Michael Dumler I appreciate your honest feedback. Your not the first person who has told me this. However whatever side hustle I choose, I really want it to be within the realm of real estate because my ultimate goal is invest in enough doors that I can leave my W2. I am a teacher so my thought is from May to September i can dedicate my time to being a full time wholesaler/REI. Thank you sir.
