Post: Laminate faux wood flooring ?

I am buying a place that has been flipped and has laminate flooring. I know the cheaper laminate is not waterproof, and I'm guessing this is the case. I have a dog that sometimes pees on the floor and has previously destroyed laminate flooring. It is brand new and don't want to rip it out, I was wondering if there is something I could do to seal it?

I'm in escrow with a home that has advertised a 300 sq foot "bonus room", but in actuality it is an enclosed sunroom without insulation and a waffle roof.
I asked if it was permitted and the seller doesn't know as they "bought it that way". But the square footage does not add up. So I'm thinking it wasn't? Does that seem like a reasonable assumption?
I need to get permits to both fully enclose and tan ADU permit. Is this going to cause me problems???
Also, I would have to get a traditional roof before putting up drywall, correct?

There was a sun room that was added to the house and I’m planning to have that finished ( insulated and dry walled and vent added) and use that as great room and add a wall to enclose the kitchen to access the back unit which will have have access to 1 bedroom.
I will add kitchenette to great room of front unit and there will be no common areas. i plan to live in back unit and rent out front. I know I will have to split the utilities, and will add solar to offset electric costs.
Will there be an issue with permitting for ADU? I have read that an ADU need separate water heater? I'm not sure how I could split any of the utilities. Any suggestions or tips ?

I'm looking at turning a 300sq foot bonus room into a studio / ADU. For plumbing costs it would make sense to have the bathroom next to the kitchenette. But is that tacky? unsanitary? I have never seen it an wanted feedback.

Thinking about buying a small home that has a large 300sq ft bonus room and converting it into studio. I would need to have a kitchenette and small bath/shower added. I would live in studio and rent out main home.
The bonus room is close to the kitchen so water would be close. But I wouldn’t want bathroom next to kitchen, that doesn’t seem like a good plan.
Is there anything a newbie may miss on a project like this? I will not be rehabbing myself, but hiring contractor and requiring them to get permits.
Any idea how much it would cost? And besides getting multiple estimates, any way to get a ballpark estimate ahead for planning purposes? I don’t think I can get a contractor out soon enough to have info before needing to make offer homes are going like hotcakes here and contractors are backed up and I don’t have a relationship with one
This is my first project and investment property. I know I would need to factor in utilities into the rent. anything else I need to consider ?

I'm considering either splitting a 3 bedroom home or 2 bedroom with den or bonus room. I had one with the perfect layout with large bonus room that would have been perfect but there was mold, termites and major wood rot so I backed out. It is a coastal area in San Diego and the homes that are in my price range are all older and more prone to mold. I've had health issues related to mold and would like to avoid this since I would be living in one of the units. If the water damage isn't recent and drywall was replaced or stain painted over and not disclosed, I don't think a home inspector would be always able to tell, or?
My other option is to buy a home with a larger yard and add an ADU (live in ADU and rent main house. I think a prefab would be easier and cheaper then a stick built add on in general, or?
Any input? Any experience with doing splits or using ADU's ? reasonable brands?
I am willing to live on site in a 1 bedroom or roomy studio, but not willing to have traditional roommates.
This will be my first investment home I will purchase and would appreciate your expertise. Thanks!
Post: Patio concrete repair ?

I have a crack running the length of the patio about 1/4 to 1/3 of an inch wide and 40 ft long. I got some filler that looks like caulking from Home Depot. Is a filler the best thing to use? Is there some kind of texture coat paint I can use to camouflage it? It will be a rental, so it will need to hold up well or to be redone easily and cheaply. it is is a desert area that has temp extremes.
Any ideas for me? I would really appreciate your expertise. Thanks!
