Currently live in Chicago and this market is out of my budget.. looking to hopefully get a multi family in a state within reasonable driving distance. Are they any investors in Wisconsin, Indiana, or any where in the Midwest that have any insights?

Hey everyone, 

New investor looking to get my first property. I am in Chicago and local market is out of my budget for what I am looking for. I was wondering what everyone’s thoughts are on investing in Milwaukee? Ideally, I am looking to get a multi-family (duplex or 3-flat) strictly as an investment property. I was looking to spend around 200k give or take couple thousand above or below. I have been to Milwaukee a few times, however not enough to know the areas in detail. Please share! I am all for running the numbers all day, but since I am not a local it is difficult to see if a property is truly a good deal or not.

Sounds like it was due to an unexpected lien that wasn’t discovered until 12 hours prior to closing, therefore they cancelled the closing that was set for Friday.

Hello,

Has anyone encountered seller breaching contract day before closing? Everything satisfied on buyers end. If so, what are the buyers options or steps to take?

I stumbled across this website after researching another REI investor (Andrew Holmes). Someone I know from high school recommended to start there. I'm in my 20's and I am interested in getting into the real estate business, however I don't know where to start. Ideally I would like to make a passive income, as I already have a good job that pays decent, but I also don't want to dive deep into the pool and be completely overwhelmed. I personally don't know anyone in the business too well, other than the realtor my boyfriend and I worked with this last year (he recently purchased a condo), so I don't know where to begin. Hoping to receive some insight or advice on how to get started, maybe some podcasts, books, expanding my social network, etc.
