If you purchase a property at a sale for the 2/3's of appraisal amount (which knocks out the right of redemption) and you pay the 10%down, can you transfer that property to a cash buyer before the 30 days (balance due)?
I'm still educating myself on auctions and foreclosures so any input would be appreciated!

i'm really glad I read this because I was seriously considering ordering these systems. I have been trying to find motivated sellers and i'm just not having any luck. Maybe I need to try a different strategy. Thanks for the info.

I am about to make an offer on a listed property and I want to make sure that I have everything in order to do so. This is my 1st property to flip, i have been working on wholesale deals.
Should I have a REA to help me with this or should i just make the offer myself?
Any suggestions would be greatly appreciated!

I found some abandoned properties, pulled them up on the PVA website and got the owner info (which had a different address), mailed out a post card wanting to buy the property. Now I have found some of those properties listed so I'm assuming they were under foreclosure but they did not come up on foreclosure.com.

Any suggestions on how to figure this out before wasting my time waiting for a call back from the owner?

When trying to wholesale a property off the Mls or when its listed with a realtor can you do an Assignment of contract or Do you need to have the money and do a dble close? I'm a little confused on this.

Thank you both for your input. Yes I meant Bankruptcy, on the program I use for leads it has an option for bankruptcy and I didn't know if that may be a good route to go or not.

Does anyone have any advice on wholesaling Bankrupcy properties? What stage of a Bankrupcy would be good to purchase? I am looking to do a campaign for these leads and not sure on criteria. Any advice do's or dont's would be appreciated.
