We now have another  hopeless PM company in Philadelphia who have left our home empty for 3 months before doing a single thing. They are now only noticing things that need repairing. They started advertising for a tenant about 2 weeks ago with nothing happening. We notice today that they have pulled the ad for the house off the internet. We have no idea why as they never answer our questions or give us any information. We're wondering if a PM company is allowed to sign up a new tenant without consulting the owner? We don't live in Philadelphia, so can't keep an eye on things ourselves.

The saga continues...our relationship with the PM company is over but they are now withholding our $350 reserve money with no outstanding bills. Also, we have no idea if the lease with our tenant is still valid or void as the PM company  is no longer part of the picture.  We've asked them but of course no reply. Any ideas?

The next instalment.....still no June rent and because we keep asking for it, they are now saying they want to terminate our contract with 3 weeks notice despite contract stating 60 days notice which we have given already.  Contract finishes Sept 30 and they're now saying end of July!

Thanks for your responses. I understand they might need to hold over some money for final bills but our contract finishes end of September and we can't get June's rent out of them.

Definitely in the dirt bag category.

Our property management company in Philadelphia is withholding our rental income since we gave them notice to terminate our contract. Any ideas of what we can do? We don't live in Philadelphia.

Thanks @Shakira Ingram. We have contacted a property manager but he will only help us if we are long term clients. @Marco G. we have a friend living in the property so, as a rule, don't have to worry about those things. Of course, there are times when we would like an objective person handling it all , but on the whole, it works ok.

Hi, I have a property in Philadelphia and would like an inspection done of the property/tenant but I don't live in the US. Can anyone suggestion someone who would provide such a service? We don't have a property manager as a friend lives in the house.

I am considering having a friend contribute 10% towards the cost of a property. She doesn't want any liability or ownership. When we sell the property does she just get 10% of the sale price given that I will have been paying interest on the mortgage, repairs, taxes, building fees etc? Any ideas about how to structure the partnership would be gratefully received.
