Congrats, and keep it simple. My coach always says home owners will sell and home buyers will buy. Realtors just get in the way. Ha Ha, so KISS. Keep it simple stupid.

You may want to ask the agent if they submitted though equator. Some agents have been and some have not.

The bank is normally paying for it, however we do not know if there will be any recourse yet. Many clients of mine have been releaved.

First check your local resources like your county recorders office. Then contact an agent for the MLS resources or you can contact a company that assigns foreclosures to the agents like *******.com or equator.com, or reoworld.com

look up a special warranty deed versus a general warranty deed. Do not trust the bankers or anyone who works for them. When they loan you money. You will give them every protection that "you" can buy. When you buy their bad assets they can not be troubled with such things. Read a bank addendum and ask yourself if you would have the courage to ask a buyer of one of your homes to sign it
