Hello all,

I have an investor who is looking to unload up to 17 condo's in the Las Vegas area. All condo's are located in the same complex, mostly 2 bed 2 bath ranging from 1000-1200 square feet.  Most units are already rented to reliable tenants all on a month to month basis. Thanks for your response! As I'm sure you know 9 months is not nearly enough time to master any one of the strategies named above. I have gotten most comfortable with trying to analyze deals, determine their ARV, estimate rehab costs, and decipher what a good offer price would be in making the deal profitable. However, once again, my numbers were always reviewed by the experts I worked with to be sure I was offering at the right price. To answer your question I learned enough to feel comfortable with negotiating to get a deal under contract, whether we were buying to hold & flip or wholesale. I'm hoping to be able to continue learning in Southern California while I transition into the next market. Thanks!

Hi Everyone!

I'm a licensed agent currently in Las Vegas NV. I'm also licensed in CA and will be looking to move back to Southern California very soon. I moved to Vegas to work for a Flipping Business where I learned a little on acquisitions to find and buy properties and also act as a buyers agents hosting open houses for our renovated properties. My mentor was a Homevestors franchisee owner and hard money lender, so I got some experience working "Buy Calls", offering different property solutions for homeowners, and a little on the lending side. 

Now that I'm relocating back to Southern California, I'm trying to find a similar niche in Wholesaling or Flipping. I'd love to find an Investment team who specializes in any one of these strategies and may need some extra assistance or interested in expanding. I'm still learning, and eager to learn the California market since I know it's going to be very different from where I've built most of my experience here in Las Vegas. If anyone has any suggestions or tips, I'd love to connect.

After getting the rehab costs estimated to the best of your ability, and If the numbers look like it will work, I recommend putting in the offer with a contingency based on inspection results. That way you lock up the contract with the ability to safely exit if the rehab is too far outside your parameters/budget. Remember that there are some significant supply chain shortages in effect right now so depending on your exit strategy, it may lengthen your timeline if having to wait on certain materials, ie: higher end appliances/doors, etc.

Hi BP fam! Looking to get some insight on rehab costs for a distressed property I came across in California. I'm really eager to get an offer in but want to make sure my numbers are right. Does anyone know what the rehab expenses typically are for the following? The property is in very poor condition I might add, it needs an extensive amount of work.

Kitchen:

-Drawer/Cabinet replaced, Flooring, Appliances, Paint.

Living Space(s):

-Paint, Flooring, replacing wood paneling on the ceilings?

Bathroom:

-Sink, tub, floors, paint

Throughout:

-Paint, flooring, lighting,etc, Deep cleaning.

I know this is a very rookie question but it would really help me to understand if I'm implementing the correct numbers to bring me to the correct ARV to make better offers. Thanks in advance, looking forward to all your knowledge and advice!
