Wayne not trying to make enemys at all. Agent is part time agent, photographer by trade did not even know what property I was talking about till he had his oh yea moment, I m sure he knows more than I do at this time but God willing hopefully not to much longer. I see your agent also, I can see why your defensive Im sure you tell your clients I should be able to sell it in 8 mths or so when its listed as must sell. I have more at risk than he does.

@Wayne not trying to make enemys, realtor is part time realtor, photographer buy trade, did not even know what property I was talking about untill he had his oh yea moment. IM sure he knows more than I do but hopefully not for to much longer. I believe I have more to risk than he does.

my goal is to get the best posable price on the property, How do i know the agent is even taking my offer to the seller. As the agent is trying to get the most money for his client, and himself.

@Ryan this property has been listed with its third agent, listed in march than taken down, another realty company in may for 2mths, with current realtor for past 6 mths

I have been interested in a property, for quite sometime and it is listed through an agent, however through public record I know who the owner of the property is. Not sure of what the rules to the game are can I contact the owner directly. Is it a conflict of interest, is it legal given the fact that I have spoken to the realtor. Lets say i bumped into someone at the grocery store and just happened to let him know i was interested in some real estate, is it ok to cut out the middle man out being property has been on market for about 8mths listed as needs to sell. (OPINIONS OR ANSWERS). Thx

@ Mark since they are goverment owned and Im sure they have a huge inventory how much posable can you negotiate some of these propertys in certain neighborhoods I probably would not take if you gave them to me free n clear, what does hurt if it is listed at 35000 and I offer them 20000 Im assuming they would want to clear out there inventory.

I was just doing some research on HUD owned homes in Allegheny County 24 listings available, there was 2 that caught my eye just because of neighborhood and price. One was listed at 35000 dollars low end repair prob 15000 high end 25000. Zillow est 105000 sound like a pretty good deal. However noticed public record is this property just sold Aug 2013 for 2075$. Thats right 2075$. Second property listed for 30000 min rehab 5 to 10 thou, zillow est 58000 but prob 900$ month rental property. Also noticed as public record indicates home sold in April 2013 for 1100$. So i guess I have multible questions, how does HUD own them, how do I get them before HUD, also can I make a substancial lower offer than what they are asking, such as do you want to double your money. I need answers are these former tax liens sherriff sales, what dont i know, but would really like to. Need info.
