Eugene Allen I am currently looking for investments in Eau Claire county, do you have something you're planning on listing here? If so please feel free to send me a message.

@Russell Brazil Thanks for your input (and for all your input on BP in general) - I suppose getting my own agent for this first deal, whether actually needed or not, would also serve as a good trial for a future relationship...

I am narrowing down a list of potential 3-4 unit residential properties for my first investment.  I still have some work to do fleshing out exact expenses & rent research, so I'm not quite ready to make an offer - this is more a general question as I approach my first deal:

I don't have an agent selected yet for my team - should I deal directly with the seller's agent or is there some benefit to seeking out a buyer's agent to help present the offer even though I already found the properties? Other properties (non-investment) I have purchased for my business have all been directly buyer-seller or new build, so I don't have experience with agents.  But, I am confident in my negotiating skills and am planning to go in with an all-cash offer of about 65-70% asking price (these are publicly listed properties).  Is the offer (which some may consider low-ball, others not - topic for another discussion) more likely to make it in front of the seller if I have my own agent pushing it?  Or conversely, would seller's agent be more enthusiastic knowing he gets full commission?  Again, I'm asking in general, not for specific deal analysis - I'm sure that will follow!  Thanks in advance!

Hi Brandon, and welcome (although it looks like you've been a member longer than me!). I'm a fellow Wisconsin farmer from Eau Claire. We mostly farm apples and some pumpkins. I'm in a similar position of hoping to make my first buy and hold deals in 2017, so I'm learning right alongside you. Like you I've made some rural land purchases but residential seems like a whole different animal so I'm trying to absorb as much on here as I can! Best of luck!

Small business owner from Western Wisconsin open to many types of real estate investing but primarily interested in buy and hold multi-family and larger apartments. I have a lot of experience buying land in my "day job" (farmer), but would like to diversify into residential income property both for passive income and future retirement (currently 30 yrs old w/ wife and baby). I look forward to being a member of this site, and to hopefully finding my first property soon!
