It's really going to depend on what you're needing in your new business. Some brokerages offer better training like Keller Williams but require more attention. Other brokerages offer 100% commission for a flat fee and might offer some small broad mass training, but you'll have your time. So keep that in mind.

Another more creative way to go about it is looking at the multifamily selling in the neighborhoods you plan to go after. Maybe there's a few brokerages who do the majority of the deals you're hoping to do. You can leverage their brand presence in that particular neighborhood.

Hey Sam, I'm an OOS investor from SoCal and I own a couple properties in Tulsa. I feel like the advice given is spot on. West Tulsa should be evaluated on a street by street basis. If you're not totally satisfied with your realtor out there though, I can recommend the guy I partnered with. He's a total rockstar and I feel he's always been spot on with rental comps.

Hey Ted! Before I became a realtor and got CAR forms, I got my leases through my membership with the Southern California Rental Housing Association. They have lawyers create the leases and they're updated as new laws go into effect. Should be much cheaper than getting a lease written up by a lawyer yourself.

Any property management company in San Diego is going to do the same thing a TX property management company is going to do. They have to make money on "managing the renovation" if that makes sense. 

I will say that I manage two units I own in Oklahoma from San Diego, and could easily manage more units remotely. I probably spend 4 hours per week on my rentals in OK. It will require some small set up but for a single unit self managing is possible and rather simple (even in CA) if you have the time for it. If you'd like any more info I am happy to chat!

Have you received any offers at all? Sometimes dropping the price boosts listing attention and you end up getting offers that you can work with in a counter. But that should really be considered on a case by case basis. It's tough to answer this question without knowing how your property is being marketed, perceived by buyers, stacking up against similar listings around you, etc. 

My recommendation is look at the comps yourself and be as realistic as possible. A lot can change in 45 days. If your condo doesn't have an ocean view then don't compare your property to ones with a view. Depending on where you're located, an ocean view can significantly boost value.
The best comps will be model matches of your unit within the complex. If that doesn't provide enough info, look for listings within a close radius, similar finishes, comparable HOA and amenities, and parking availability.

Hey Andres, not sure if you're still considering buying multi family or not. But when I started self managing in my units in San Diego, it wasn't terribly difficult. There were some bad days of course, but overall I'd say I probably spent 4-6 hours per week managing my 15 units. I spent a lot of time qualifying tenants and making sure they were the right fit. And I also did property inspections every 6 months to stay on top of any damage the tenants were causing.

Any homeowner's insurance agent will be able to help you, just be honest. I recommend getting an umbrella policy as well. This whole furnished rental strategy has been around for a long time honestly and the insurance aspect is known and common for agents. My insurance agent handled all my furnished rentals no problem.
