     I'm looking to raise money for raw land and wondered if anyone had a financial template that I might be able to use as I start to build the offering for investors. I have templates for multi-family but none for buy and hold raw land or raw land development. Let me know!

Hey BP,

   Has anyone found a lender who can lend on a portfolio of properties valued at $1.2m that would land in the 3.5% or below range in today's market (20-30% down, preferably 30 year amortization)? Looking at a portfolio of SFRs + 4-unit + 5-unit. Trying to get the best rate possible. Open to any/all suggestions. Great credit score, employed, good salary, very easy to lend to.

Thanks @James McCullin - really appreciate the response. And yes, the note industry is a bit troubling, but so are many of the trends in an around real estate in general. Either way, appreciate your insight and have a great day. 

@James McCullin and @Bill Loeb - I have been an investor with PPR for the past two years. I wanted to check back in and find out if you continue to invest with PPR or if your opinion has changed given the market changes over teh past 12 months. I'm thinking of investing more into the 8% fund but PPR has experienced massive growth as well as a few acquisitions and its tough to tell if they have the same corporate structure and culture as when I initially invested. Let me know what you think when you get a chance!

@VJ Greenfield let me know if you find a wholesaler in Nampa, I am looking for one myself. I'm new to investing in the Nampa area as well, looking to get involved and have similar goals. Would love to connect and compare notes when you have a minute.
