Hi folks. Have a number of years in small business and have dabbled in working in real estate. I have setup an opportunity zone fund courtesy of @John Hyre and am looking to start with properties in parts of NH and ME using BRRRR. Have some components of my team in place but interested in comparing notes with others and always considering working with other interested parties! Happy to also trade my knowledge on OZ which is quite complicated! Cheers - Andy in MA

If the properties are cashflowing, one can ride this out to an extent, but I would be stressed to have a ton of debt in a down market. So I'm curious what other investors use as a rule of thumb for debt to equity.

Douglas, wouldn't the Debt/Equity stay about constant for BRRRR - assuming similar LTV and continuous refinancing? Shouldn't you look more at Debt Coverage Ratio?

@Douglas Curtiss Just out of curiousity - what APY/APR are you getting on your CD and
bridge loan? Thinking to use whole life cash value insurance in a similar way.
