Do you know if that would void the warranty?

A few days ago a tenant reported reported that her refrigerator was performing poorly and didn't seem to be cooling as well as it once had. She complained of food spoiling quickly and frozen items partially thawing. The tenant reporting the problem lives in one unit of a 10 unit building. Our plan was to move a nicer & newer fridge from a neighboring vacant unit into this tenant's unit and then replace the poor performing fridge as time permits prior to the vacant unit becoming occupied.

However, the tenant has now refused to accept the refrigerator from the vacant unit because the previous tenant (of the vacant unit) recently died in a car accident, and the receiving tenant has sited a STRONG fear of ghosts as her reason for refusing our solution to her refrigerator complaint. She is suggesting that a new refrigerator purchased for her unit is the only acceptable solution, and that it be done immediately.

So I'm curious what the community thinks about this? What would you do next?

We've used Dave Hernandez and his company Affordable Pro Roofing for dozens of roofs and siding jobs. His price is good and he's honest. Glenn is spot on about the discount contractor squirrels out there, save yourself the headache!

Hi Kevin Thank you for your service! I think another way to look at it is like this. Would you rather be interviewing PMs now when you don't necessarily need one? Or when your wife has to give you the news that there is a problem while you're away? Take your time and find a manager that is as excited about managing your property as you are about having it. The best time to shop for us (property managers) is when you aren't in the middle of a storm of tenant troubles :)

I believe Cedar Rapids Bank & Trust handles 1031 exchanges also.

Why couldn't you make them the low offer and show them that their own numbers make the case for it? If they feel like like they need to cut this property loose for the sake of the others, they may be more willing to "consider all offers" than they would openly admit.
