Hey Everyone,

I have a OFF MARKET Rental/Flip property 3/2/2 plus pool house in the Sagemont Area of Houston. The property is in really good shape and just needs minor cosmetics on the inside. The pool was resurfaced recently and looks great. The sidewalk around the pool has settled and needs to be redone or taken out completely. Currently has a tenant in the property till DEC 9th. Pays 1100 in rents, rents in the area suggest 1300-1400.

I get a lot of new investor clients who are hypnotized into thinking the only way to make money in Real Estate is to flip houses. I try to convince them that the long term wealth is in Rentals and they should be focusing on diversifying their portfolio but to no avail. 

What are your thoughts on the flipping craze?

2014 was amazing but I'm going to set myself up for an even bigger 2015! Here's my short list.

1) Learn as MUCH as I can

2) wholesale at least 6 more properties 

3) Build my network base in Houston as well as BP

Welcome in advance! 

The Houston market is very busy so you'll have no problem meeting wholesalers or other investors. Maybe try connecting with some investors and wholesalers from Houston on BP. That will probably be your best bet outside of going to the REI meetings once you get here.
