Hey glenn!

I can definitely help answer some questions. I am an agent and investor. I just got through selling some land last week that I subdivided. I also have sold waterfront lots up to $1.225million. I am about to fall asleep right now but if you would like you can give me a call tomorrow and we can discuss. I have an appointment in Cornelius from about 8:30-10:00 but should be free after that.

Hey Brian Orr ! Your first step should be to find a good investor friendly real estate agent! Better yet, a husband and wife team! ;-) I actually just sold my cousin one of those townhouses over in Riverfront and he loves it. We should get together this coming Thursday and head to the Advanced Strategies subgroup meeting. I think it's at 7:00. Glad to see you on here expanding your knowledge!

I live in Denver and work out of the Denver Keller Williams office right on the corner of 73 and Pilot Knob. My wife used to live in The Gates and said that she thought that she recognized your name from the neighborhood. We are agents and investors ourselves. We own some rentals and actually just finished up our first flip and put it under contract. We should get together some time and we can talk about what you are looking for in your next flip. I have a mortgage broker who knows all the FHA requirements and he is very familiar with investors. His name is Brandon Colberg with Element Funding 704-999-6646. He can explain the debt to income ratios and all that fun stuff.

I am an agent so I am biased but I agree with everyone else. The agent has a ready willing and able buyer in the $700-800k price range. If I was this agent I would not settle on a $5,000 commission check when I could bring them to any number of other builders who would happily build what the client wants and pay a 3% commission. The price you give the buyer should reflect a 3% buyers agent commission. If someone approaches you without an agent you can discount based on this fact.
