When you get a 3,5% down loan to house hack is it allowed that your family member lives there (not you)?

If you have 150K-200K ready to invest and excellent credit score what would you start from in case you are interested in buy and hold strategy primarily and cash flow reaching up to 10K/month?

BTW, assume you can move to any State/city.

I'm considering the purchase of my first multi-family house in Louisville, KY within a couple of months somewhere between $250,000-$600,000 and I'm looking for an investor friendly RE agent.
