I'd add 10% PM fee and @ might tell you if 5% vacancy is ok for your targeted area.

@ Who is your Baltimore PM? Is he/she also doing tenant placement for you?

I am still selecting the investment area and wanted to get BP’s member opinion about buy and hold investments at Frederick, MD.

- How do you like Frederick?

- How long have you been investing up there?

- SFH / TH / Condo / multi

- Why Frederick and not Baltimore or Harrisburg

- Any comments about tenant laws

Basically any comments about Frederick will be appreciated.

I am looking for a good CPA and potentially RE Lawyer in Montgomery county Maryland or in Baltimore, MD to form LLC for buy and hold.

I've been researching posts about Baltimore Section 8 real estate. @ mentioned: " ... In Baltimore City Section 8 pays higher rents but to get them you need to have very nice finishes. Section 8 tenants are very picky in Baltimore right now because they can be. Sec 8 will pay for a nicely renovated house. Why wouldn't they want that? ..."

Where do you think the Baltimore Section 8 program is heading?

Do you foresee any reduction in Sec 8 due to sequestration?

Do you invest in Sec 8?

@ it should work out ;) I am reading your post and thinking that eviction is another area that I should cover before buying my second investment property :)

I constantly had the late payment issue with my previous tenants. Interestingly enough they were normally delivering check by 11th or 12th together with the late fee. I'd rather collect check on 1st without the late fee.

@, I agree about landlord/tenant laws. DC area and Baltimore are very tenant friendly states and I'll be definitely reading about laws. Thanks a lot about County vs City. I'll look at it. In my previous post I mentioned amount of cash that I currently have for the down payment.
