Post: Real estate license - looking for broker in Maryland

My wife is looking for an investor friendly (hopefully flat fee) broker in Maryland to hang her real estate license. We will consider non flat fee brokers if they offer better access to the foreclosures/HUDs. The prime reason of this license is to get buy and hold or flip properties for our portfolio. I sincerely appreciate your help.

I have similar situation where I have 4 people on the lease.But they are 2 young couples.While signing the lease I stressed several times that all 4 is on the lease and it might happen that one of them will decide to move out. I mentioned that they are equality liable.So guess what 4 months in … both couples broke out. And now they are asking me what they should do since girlfriends does not want to pay.

I greatly appreciate your help. I called Frederick tenant-landlord office (voicemail) and Montgomery county (they have more resources to respond to requests). Hopefully by Monday they will clarify my question as well. I'll let you know the end result.

I am in the process of preparing my Frederick property for the tenant. My real estate agent who uses zipLogix rental lease is trying to convince me that I HAVE to use the dual powered (AC and battery) smoke detector.

The lease is referring to § 9-102. Smoke alarms required in sleeping areas law. The § 9-102 refers to NFPA 101: Life Safety Code as adopted by the State Fire Prevention Commission. Eventually after drilling down through Maryland laws I do not see any mention of the dual powered smoke detectors requirements.

So I figured that BP might help me.

What language do you use in the lease regarding AC and W/D? Who is responsible for the AC repair and how is it being handled?

I agree with you about activity :) It’s pretty slow. The population went up a lot. I know several people who actually moved from Montgomery County to Frederick simply because of house prices. I am not completely set about Frederick, though it’s closer to me than Baltimore and I also know it much better. Baltimore offers a lot of potential. And it will be my plan B market if Frederick will not offer the expected return.

Thanks a lot for posting Scope of Work here. Even though I am not new to the Scope of Work, WBS, etc ... but I never experience it with any of the construction/rehab work.

Given that you are fairly new to the area and starting your Baltimore network:

How do you find and screen contractors? Do you use Angie's list / meetups / etc to select your team?

I am sure I'll see you at one the meetups.

- How do you like investing in Frederick?

- How long have you been investing up there?

- SFH / TH / Condo / multi

- Why Frederick and not Baltimore/County or Harrisburg

- Any comments about tenant laws
