I'm working to buy a house. Husband is on title by himself. Him and wife is separate right now. They hate each other. Husband is onboard with the sale. Wife wants husband's life difficult. So she won't sign anything. I tried to talk to her and ask is there anything she needs that would make her sign. She said nothing and thanked me... What should I do?

Hi, I have some properties sold with seller finance. Sometimes tenant buyers pay extra here & there. I would like to automate my loan amortization adjustment. Is there a tool that I can use for this purpose? Like I just plug in the numbers, date & amount they paid, I get the latest loan amortization schedule.

I have a tenant not paying me April rent, and I just closed the transaction on selling the rental property today. How should I go about getting the rent money back?

I sold a property a few months ago via seller finance. The buyer is backing out due to family emergency. How should I do the bookkeeping on it? My contract says in case of default, all the moneys paid will be treated as rent. Here is the journal entry on the original seller finance
