Hi. Question. My partner and I are considering buying a duplex. Both units are currently occupied. We want to rehab it to increase the value. The tenants are good paying tenants but haven't had an increase in rent in a while. They are month to month. The rent is below market value. Should we keep the tenants and rehab around them after we raise the rent or just have the tenants move out so we can freely rehab the place?

Hi. Might be a silly question but other than getting referrals, where would it be the best place to look for contractors? Looking to BRRRR and I don't really have any friends who do real estate. How do you find reliable contractors willing to work with you? Thanks in advance!

HI, Im back. Still newbie investor reaching to get out of the rat race. 

1- Can anyone help me find out what is the best way to get in line with Pre foreclosure homes and the home owner's phone numbers? i recently signed up for FORECLSOURE.com but it does not list the Owner info unless its bank Owned. ( skiptrace ? )

2- Can someone link me to a WHOLESALER of NEW YORK region ( preferred ALBANY ) area?

Hi. I recently became a RE agent and was wondering if it was common practice for the renter to pay the commission fee for leases. My client is looking in Queens and so far every agent said that it's customary for the renter to pay for both commissions.

Hi. Is It normal for real estate agents in Houston to make you sign a exclusive right to act buyer agreement right off the bat? I've had this happen to me 2 times already. I'm looking for an agent to help me find homes, but I don't want to be binded to them if I don't like how they work.

Is it worth joining the local REIA in NYC? There's a membership fee. Not trying to sound cheap, but just wondering if it's worth the investment. I want to learn and network as much as possible. I'm just totally new to this and really want to get out of the rat race and be free. Maybe it's the New Yorker in me that's skeptical.
