Thanks you guys.  I have a few calls in and expect to hear back tomorrow.  I do appreciate all your help. 

Thanks @Brian Eastman.  I visited BofA and sat with a manager.  She was helpful and thoughtful and did some research.  She was familiar with the account type and had opened them in the past, however she said that BofA no longer opens these types of account.

Schwab looks very promising.  To be clear, this is a 401K only for me and I am seeking "checkbook control" as I plan to invest into non-traditional investments like hard money lending or private placements.  I have no employees.  I'll try them now.  Thank you.

I recently established a Self Directed 401K through Quest IRA. I need to open a checking account in the name of my new 401K plan. I have contacted my bank (Bank of America) and also a local credit union, however neither can help me with this type of account. Can anyone recommend a bank either in Los Angeles (near Hollywood preferred) that will open this type of account or, instead, a bank that will deal with me over the phone to open an account. Quest does not have any recommendations.

I'm somewhat of a noob to the MHP arena, but I think Justin provided a solid response.  I found it very helpful. 

I agree that the water/sewer issue could be the biggest pitfall.

Regarding the local population, you should take a look at comparable rents for 2 and 3 br apartments and/or houses and make sure the mobile home park truly offers affordable housing compared to the alternatives.  I like this site:

Hey Kash,

I've invested in Palmdale in the past (bought in 2010-2012. Palmdale's got just about the best COC returns of any part of LA County, but prices have gone up in the past few years and the margins are tight.

Where are you buying and which real estate agent are you using?

Someone has suggested to me that it would be very difficult to permit a stadium in the flight path of LAX.  I would guess that Kroenke has thought through this.

Thanks for the ideas. Very interesting. I had not considered a SDIRA before. I have an IRA, but did not realize I could get extra utility out of the funds.
