@Brent Coombs No I was trying to figure out if I was missing something in the rules. I don't have any properties of my own yet. So I was wondering if there were FHA, USDA, etc. loans that are available for first time home buyers that are not owner occupied. Or if I bought a rental property and it could somehow be deemed a principal residence for tax purposes because I do not own or pay rent in the house I live in. Admittedly it was a long shot, but I'd feel silly if I passed it by due to ignorance.

My favorite way to use fiverr for something like this is to simply contract several designers for $5-10.  With 3 decent designers you almost always get something good.

Due to my mother's medical condition we are living basically rent free at my parents house.  Unless/until we build a house on the same property or something changes it is unlikely that we will move out.  So my primary residence is basically being wasted.  

Are there any creative ways that I could use this designation on another property for loan and/or tax purposes?  I'm assuming it truly means that I need to live in the house.  What if I put an office and bed in half of a duplex?  I want to steer well clear of trouble, but I wouldn't mind "changing my mind" post rehab and not moving in after all.

I disagree that this person is crazy (though it's fair to say fundamentally misunderstanding the situation.)  My guess is he is thinking something like, "This guy wants my property so bad that he keeps mailing me?  Fine I'll sell, but at twice the price."  He apparently doesn't understand that you are trying to find deals that favor you and aren't tied to one particular property.  That said, you have to kiss a lot of frogs so tell him I'm a businessperson, this is an investment, and I couldn't possibly pay more than X.

I live in Maine but my wife and I are beginning to invest in property in the Philippines.  We are acquiring property by way of loans backed by title (effectively pawn) and fast discount sales.  

We are currently trying to figure out if it makes sense to take on investors.  I don't want to spam so I want to make it clear that I'm trying to learn about that aspect, not asking for investment.
