Hello! I currently own three single-family rentals and just closed on my first multi-family property, a fourplex. My properties are in three different states and I use local property managers for full-service management. I have managed my rentals on a very basic spreadsheet (poorly managed) and it is time to clean up my accounting and legal structures.
Can anyone opine on a cheap and effective software for the accounting side of the business? I don't need all the benefits of an AppFolio since my property managers are already doing the heavy lifting there. I want a simple place to track my P&L's and tax implications like accumulated depreciation and tax deferred tax losses. The emphasis here is on simple, cheap, and effective.
