Hi David. I am an investor and agent in LA and I just finished my certification for RCFE licensing. I am wanting to open a residential care facility for the elderly in the next few months after the license is processed. I have staff, will have the licensing and an entire plan in place and we will be looking for investors. We'd be purchasing a 6-bedroom home in the suburbs of LA to convert to a 6-bed facility. I'm happy to connect. I'm an agent and investor. I own a triplex in LA, which we live in as a house hack and I own units in Tucson AZ that we converted to Veteran Section 8 housing. It works super well and cashflows super nicely plus it's doing some good in the world. I volunteer at a Meetup in Pasadena called FIBI that's happening this April 20 at 7. Hit me up for details!

Are you looking to post it on the MLS to list it? If that's the case, you can post it as a single family, as most people search single-family in their searches. I've done it with a triplex here in Highland Park, listed it as single-family and described what the situation was in the description. I'm happy to help answer any and all questions.

My wife and I house-hacked in Highland Park and it's been working fantastically. We bought it in 2017, fixed it up and live in one side. The place has almost doubled in value and we've been paying about $300/month for our mortgage, as the renters pay the rest. There are still very good deals if you house-hack them especially if you know where to look. I'm an investor/realtor.

Hey Jason. I'm a house-hacking investor who bought a duplex in Highland Park in 2017 and I can't say enough good things about it! It totally changed the trajectory of my investing future. There are some basic things that you should know about house hacking and renters' rights. I would be happy to jump on a call with you anytime. I'm a licensed agent but an investor at heart and the BIGGEST fan of the house hack!

Hey man. My wife and I house-hacked a duplex that we currently live in. I cannot say enough good things about it. Our house has appreciated so much, our tenants pay most of our monthly expenses...it's incredible. There is some maintenance from time to time but the payoff is so so worth it. I would say to look for a duplex-4 plex OR a single family with convertible space or a garage you can make into an adu. I am actually in the process of representing a buyer in Oxnard and was just up there! Feel free to call. I think you're on the right track! I also know some great lenders that are creative and can help you with that piece.

Thanks for your response! Where are the other FIBI meetups? The Pasadena one is close to me but if there are more it would be worth the drive!

Great question! It’s always a very approachable crowd, the woman Christina who runs it keeps a very open and helpful “culture”. The attendees range in expertise but are all very open to share info freely. They’re not selling anytime, ever!
