@Rudy Manna I really like the detailed and risk-tiered strategy you lined out here. I'd like to learn a little more about the first two steps, and hear about your experiences with the 3rd one, as I'm currently researching multi-family projects in the Tacoma area myself.  PM me if you have time to chat please.

This is interesting. I know an investor that uses a Series LLC to streamline keeping all his properties in separate compartments. He ran into some difficulty with out-of-state investing in another state that does not allow Series LLCs. Ultimately he had to incur a lot of legal and title company expenses to restructure his business to be compliant in the other state.

Clint Coons wrote an excellent article about trusts and LLCs, how to use them and the actual level of protection (or lack thereof) that they provide.

Looking forward to hearing about more investors' experiences in Washington, especially with Series LLCs in particular.

@Adam Owens

I'm currently out of state but I was beginning research on the Tacoma area for investing. You intrigued me with your comment here, I'd like to learn more about that as well.  I'm a little far away for coffee at the moment, but PM me if you have time for a conversation.

Good info here @James Marszalek can you PM me about those multi-family properties you're talking about? I'd like to know what the numbers look like for a good deal there. I might jump on something myself in the next few months, or I'd be willing to consider a JV.

This thread's about a month old now, have you found anything yet @Landon Dolezal

Thanks @James Marszalek.  Like yours, my time in has been a wild ride.  I'm excited to take that focus and experience and apply it to the civilian world.  The drive shouldn't be a problem, I have family and friends all over the place in WA, I'll be sure and look you up!

Thank you @Kay Keovongphet!  I will be looking for some of those in March!

I see the original post is from some time ago, but I'm about to do the same thing as the OP and have similar circumstances and questions.  @Tyler Theisen, how did your move work out?  Do you have any updates?  Everyone loves a good success story.

Hello Everyone!

This is my first post on BP.

I'm transitioning out of the military and returning to my home state of Washington in 2-3 months!

I was turned on to the REI world about 2 months ago and have been relentlessly reading, attending webinars, and listening to podcasts ever since. Thanks BP for having so much good information in one place! I'm at the point now where I'm considering strategies, analyzing deals and investigating funding options, and would love to make some connections in the local area.

I will definitely be seeking out meet ups and REIA once I get there. Most likely I will be moving to the Greater Seattle Area, but I would love to hear from investors in any corner of the state.
